RATES
Between Memorial Day and Labor Day and the month of October, we reserve the right to accept only WEEKLY rentals (preferably Sunday - Sunday) up until 30 days before any date during these time periods. We also reserve the right to require longer stays for premium holiday weekends (i.e. Thanksgiving, Christmas, etc.). Depending upon availability, shorter stays (with a minimum of TWO nights) are possible during regular and off-season as well as 30 days before a peak season date. Our rates are as follows:
Peak Season Rates (June, July, August, October, and Holidays): $185 per night mid week, $210 per night weekends, and $1,145 per week.
Regular Season Rates (September, March, April, and May - excluding holidays): $160 per night mid week, $185 per night weekends, $975 per week.
Off Season Rates (November, December, January, and February - excluding holidays): $135 per night mid week, $160 per night weekends, and $800 per week.

RESERVATIONS/DEPOSITS
Reservations can be secured with a 50% deposit. A $150 refundable security/damage deposit will be required at check-in. We will gladly try to accommodate last minute reservations. Please check with us for availability and payment policies.

CANCELLATIONS
Because of our size, last minute cancellations impact us significantly and give us little chance of rebooking. In the event that you must cancel your reservation, we ask that you notify us as soon as possible. Deposits are refundable for cancellations made 30 or more days before scheduled arrival. Within 30 days of your arrival, a refund will be made only if we are able to re-book the property. A refund will be mailed after full payment for the new reservation has been received. If, after diligent effort, we are unable to re-rent the home, we regret that the full deposit will be forfeited. All cancellations are subject to a $25 cancellation fee

TRANSFERS
We will always try to accommodate your request to transfer your reservation to a different time period. Transfer requests made within 30 days of your arrival will be subject to our cancellation policy.

CHECK-IN
Guests are welcome to check in after 3:00 PM. (Earlier check-in will be accommodated when possible.)

CHECK-OUT
Check-out is 11:00 AM.

PETS AND SMOKING
Sorry, no smoking is permitted inside and pets are not permitted on or inside the property. We appreciate your cooperation in abiding by this policy so that guests following you will be able to fully enjoy their stay, too.
